They should not accept property tax for the current year till the arrear amount is cleared. This initiative will help the homebuyers who bought resale homes recently.

Ghosh availed the copy of property tax receipt for the year 2023-2024 from the seller and submitted it to sub-registrar while registering the sale deed. On September 7, 2023, he applied for a khata certificate from the BBMP. After availing the khata certificate, Ghosh, a septuagenarian suffering from cardiac and nephrological issues, thought of residing at the flat peacefully along with his better half. But his dream was shatter. when the BBMP served a show-cause notice demanding him to pay the property tax arrears from the year 201,17 to 2022-23.
“I was shocked when received the notice from the BBMP. I bought the flat in 2023 but the BBMP is demanding me to pay the property tax arrears of Rs 34,000 for seven years. I am surviving on a pension of Rs 23,973. The BBMP authorities must collect the property tax arrears from the seller,” said Ghosh.
Ghosh said as he appeal. to the BBMP, requesting to do the needful, they slapped one more notice on him that stated he has to pay the arrears. Karnataka Home Buyers Forum sanchalak Dhananlaya Padmanabhachar said the BBMP must fix the property tax after issuing the khata certificate to flat owners and the post occupancy certificate bas. on the carpet area of the flat.
“The BBMP authorities are not following the High Court directions and RERA guidelines. I humbly request the BBMP chief commissioner and special .mmissioner of revenue to read the High Court’s orders and RERA guidelines while collecting property tax from flat owners,” said Padmanabhachar.
When contacted, the BliMP revenue inspector said the notice was issued to Jitendranath Ghosh as per the norms.
A no dues certificate (NDC), we are told, will be of great help for home buyers. The NDC is like an encumbrance certificate issued by a sub-registrar office.
